Contacting Property Owners And Make An Offer

All,

I have been digging really deep lately and have subconconsiously found myself making much progress in persuit of my first deal smilesmile. I just started bird dogging last week and came across a few properties.......and being the good bird dog that I am......I found a site that displays the Owner Information, Location and Structure, Value Information and so on and so forth to minimize the time my buyers would have to spend in order to get a deal done. While doing so, I discovered that there is contact information is present, but no phone numbers are displayed......therefore I would have write a letter to contact this person and make them aware that I have buyer interested in this property. Now being so that I’m a novice at this, does anyone have any sample letters they use to contact a seller?? If so, please post or PM with that information please

Also, these reports show the actual purchase price too.......how do you structure an offer based on what they purchased for??

    I've been doing face-to-face for a few months, and I must say, it is a bit scarey as a single female. I tend to have someone waiting for me in a car, stay only outside, or have someone with my at the door. I've only had on guy chase me down the street, but even that was a bit unnerving. Most people are either very nice or don't want to be bothered.

    Hey,

    DO NOT TELL THEM THAT YOU HAVE A "BUYER INTERESTED"

    You are not a licensed RE agent are you?

    If you find a buyer for the seller you are acting as an agent and if you do this without having a license you can get into legal trouble.

    YOU are the BUYER. Then you find a buyer to buy from you OR you find a buyer and assign your contract to him.

    Ends Up being Exactly the same in terms of the money changing hands. But the paperwork is critical. So is your "advertised" or "spoken" intention.

    If you have the adress and name , maybe you can look them up in the phone book or try looking their number up on line like yahoo etc.
