Is there a web site that will show me what the appraisel value is and the market value of homes I am interested in? I know rule of thumb pricing but what do I take my 60% off of? Thanks for the info...

Under the freedom of information act, tax appraised (not market) value is public record and can, in many cases, be found on-line. I could not tell you where to go for your area. And no, there is no source, for which I am aware of, to find market value. You must be willing to do some work.

    Good Luck

It is called tax assessment value in most areas that I've dealt with. Most major cities will have a website. You would search under the county or the city .

I've found a great site for the tax value. What #s do you usually base your offer on?

Click on links at the top of the page, there click on REAL ESTATE COMPARABLES.

These sites will give you sales history in the area, you will have to pick out comparable houses to the one doing search for.

Also you should drive by the comparables you pick to ensure they really are comparable to yours. This should help you get your ARV. [ Edited by wpruett on Date 04/27/2004 ]
