Help Please - Down Side Question

I want to organize an article or brief overview of the downside to property investing. Mostly so people will have an idea of what could go wrong and then how to handle it.

If you do not mind, post the negative things you can think of (the top three from your view). I will summarize or otherwise organize them. If the list is interesting enough it can be an article for TCI.

    2. Underestimating Repair Costs.

    1, not pre-qualifying your tenants
    2, not pre-qualifying your tenants
    3,being too easy on them when they fall behind in their rents because you did NOT pre-qualify them
