Tips On Bidding?

I am going to bid at an auction for the first time ( I have attended several just to watch).

I was just wondering if any pros out there can help a girl out with any tips on bidding?



Any mind games I can play? Bluffs I can make? lol

    Problem in Florida is the only flirting you can do at tax lien auctions is cyber-flirting, since nearly all the counties are going to online auctions!

    Uh ohh...One of the props I am eyeing is scheduled to go to forclosure auction on December 21st, but I am going to its tax deed auction December 14th....I hope there wont be any problems...but I think I would have the upper hand, seeing that my auction is first and if I get it, it will wipe out the mortgage...

    The back of the room is my favorite - you can keep an eye on the competition. Letting folks up front go back and forth running up the bid and tiring themselves out, and just when they thought the battle is over step in from the back and bid with authority.

    Works best on small groups, most of the auctions I attend have 5-30 participants and only half of them are actual bidders.

    I take that as the statue of limitations for former parties of intrest runs out after one year....here in FL it is 4 years...lucky you.

    I did some more reading and there is no redemption after the auction, however they have 1 year to file a law suit if they think it was auctioned off in error.

    Has anyone in CA had a previous owner try and bring a suit for the property being auctioned off in error?

    Maybe a hard money lender can help you and even in that case....good luck~

    Try to get 2 or 3 other people that are intrested in investing and scrape together 10k......

    I know the feeling, I do not have great credit, I am young and my money is all self employment cash....its hard for me to borrow money,

    My source of cash for the auction was going to be another friend who was broke like me, we were both going to sell our cars and that would have given us about 5k to work with and we were each going to save up another 2500.....to give us 10k to work with...The point everyone is trying to make is that if you REALLY want to do it, you will find a way!

    I know it sucks and it is discouraging, but if you want it bad enough you will figure it out.

    Get some people you know that have a little bit of money, and get them intrested by taking them to an auction.....sometimes that is enough convincing.

    Thanks, I have been doing my research, and looking at the properties. When you win the property do you usually have to evict the owner, or are they usually vacant, if you have to evict, do they tear the place apart?
