Need Some Advice On This Site....

anyone have any info on the site www.bid4assets.com ? is this product free of liens and can we bid on it similar to a live auction?

    I've used the bid4assets site a few times. Often county officials use that site to auction off their tax defaulted properties. It is still a buyer beware situation, and the competition for properties continues to grow to the point of it not being a good deal anymore. But it is/was convenient.

    Now to answer your question about a product being free of liens, well that depends on what property you are looking at. I've seen some large liens passed on to unsuspecting buyers in the form of improvement bonds.

    No matter what the seller says do you due diligence. I have seen lots of Florida lots selling on there where the seller says they are buildable when I know for a fact that they are too small to get county approval to build.
    Take no one's word for it about the liens either unless they are giving you a warranty deed and spell out everything.

    Also, check and see if they got if from a tax deed sale. In some cases you might have to do a quiet title action or wait 2-5 years before using it
