    J. C. Custer--(NE)---------------

I have a couple of Aunts and Uncles who live in NE as well as several cousins and their families. My dad was born there and we visited every couple of years when I was a child.

I did a study about 8 or 9 years ago in the county where Lincoln is located.

I found out that one-half of the certificates were redeemed at the 12 month mark after being sold. There was a big spike of redemptions at the one-year mark when new tax bills were sent out. Virtually all of the certificates were redeemed by two years out.

I figure that abut 5% of certificates, on average, will be redeemed each month.

I talked with the treasurer of a small population county in the Sandhills and whenever anybody sent an inquiry about tax liens, he just did a hook shot of it into the waste basket. If people walked in to inquire, he suggested to them that they go and talk directly to the people who were in default and maybe make a deal to buy the property.

Of course, I recommend that you read the state law on the topic and the websites of some of the treasurers' offices about their procedures.

    GOOD INVESTING*****************Ron Starr*****************

I live in Nebraska and jsut got done purchasing a tax lien certificate a few months ago. I am on here now because I am confused! I was told to follow the statutes and I have a link to the tax delinquent properties (if you don't already have those, for Lancaster County, where Lincoln is situated) Anyhow, I am seeking the deed but not foreclosing. This is where it gets interesting. The attorneys here aren't very helpful and they do alot of this property stuff themselves.
