Does anybody have any exp. in Mass tax liens?

    Research, research, research and then go look at the property in person. Never buy without knowing what you are buying. Learn the state statutes and learn how the local courthouse conducts their particular sale. Good luck

    I have did a little research but the courthouse seems a little reluctant to help me out. I might have to buy one of those listing that tells me the counties that sell tax liens in Mass.
    What do you think?

    You can do that, but the information you are seeking is public knowledge. They should be a bit more helpful than that. I would find out why they wont help you obtain the information you are looking ofr, unless they arent sure what you are looking for themselves. Where did you inquire about the information? Or should I ask, what office? You need to start at the county assesors office and go from there. Let me know.

    I tried to find Tax Liens around here for a couple weeks when I first got moved from Chicago. From what I gather they are very rarely offered. Also, they don't call them tax liens here. There's some other name that I can't remember.

    True, the unpaid taxes are diferent everywhere you go. The best thing to do, is to go to the courthouse and inquire how they are handled and then continue you research from there. You might have to go to another county in order to find what you are looking for. Tax Liens are not as easy to work as RE. The reason is that some tax sales are only held 1 time a year. Hence the reason to find out the ins and outs of your area. Good luck

    The real thing is that Massachusetts has a very different law regarding tax liens. Mostly it is done at a municipal level, and since there are many municipalities in Mass., they all behave differently. Also, in Massachussetts, as I understand it, is that it is a criminal penalty for not paying taxes, so just understand that it is very different than in all other states in the US. I have done some asking around, and it is truly nothing like the other states. So, my advice is that if you have never done it before here, don't give your advice. If you have, there are many out here that would like to know about your experience.

    I am not trying to discourage members from posting, but I also don't want anyone to be misled by people who assume that it is done the same way everywhere.

    If you read the responses I gave, My advice was to research them before going any further. You should read the posts before you respond that way. I'm not trying to discourage you from posting but if you read the previous posts then there was no reason for your post to come out that way. I appreciated the part about it being a criminal offense, that was some interesting information, but that wasnt what I was trying to convey to the question. I did not say that Mass. is the same as any other state. BTW, how is the Tax Lien business in NC. Happy New Year to all!

    I am sorry if I came across accusatory. I did not mean to. Meanwhile, NC is not a lien state, and so it's too bad for me. I'm not interested in deed sales, and they typically go at a good percentage of market value, and that does not typically interest me, unless if it is a good rehab property in an area where I have good rehab contacts and there is good value intrinsic to the price. So, in short, I do not do much at all in NC.

    Do you go to the Illinois tax sales much at all, and have you had any luck in getting decent interest rates on those tax liens there for decent properties yet?
