Just Bought 16% Solution, Did I Waste My Money

I just bought the book 16% solution and was wondering if any of you have read this book and is it a good start for a newbie in the would of tax leins????? thanks TCI....

    The 16% Solution by Joel S. Moskowitz a book on tax liens, someone here recomended it a while back I finall bought it and its being shipped....

    Hi Gyva,

    "The 16% Solution" is an excellent introduction to Tax Liens. I read it last year. The book is 10 years old though, at a time when tax liens were not as widely known as they are today. Today's edition would be more accurately called "The 10% Solution". 10% is what I was able to make following Joel Moskovitz's advice, both in Maryland and South Carolina.

    Joel was after the interest rate return, and that's what his book is about. If you want to use tax liens to acquire property, I recommend John Beck (make sure you do a lot of praying if you order John Beck though to increase your chances of receiving what you ordered - I am still praying about 2 audio tapes about his California system he was supposed to have sent me last year after I told him that the CD's that came with the book were defective). His "Free & Clear" system is excellent.

    I read most of Moskowitz in the bookstore! When you delete the state rules and regs, which make up half the book, there isn't much left.

    Darius Baranzedeh has a new course out that should be much more comprehensive. His Texas Houses for Pennies is very well done, but mainly for Texas. The principles are generic, however.

    Your best source of info is in forums like this one. Takes alot of digging, but the real nuts and bolts info is in the forums.

    Not a bad read if you are looking for an education. Not the best for current info, but for what you paid20-30bucks. That is a good education and any rate.

    If I didn't recommend it, I would have. One book or methodology will not an education make.... the more you read, the better your understanding.

    muni tax lien investing is ultra competitive these days, the market saturated by corpo dollars, and a network of conspiring 'good ole boyz...'

    but there is still room to get your feet wet with smaller liens... not enough for a career, but maybe profitable enough to cover your expenses while learning.

    I think in this days there are not really many books on TLC subject ,so you better read the one you bought.
    However, i didn't buy "The 16% slution" since they are always in library and i can read it for free any time.

    It is a start.

    As note there is not much out there in book form. Search the net and you will find some articles and a book by a AZ lawyer who seems to focus in this area.

    There are some forums (beyond here) where folks who are active discuss the details.

    I read one for about a year and learned a lot. It is a Yahoo group. Not sure if I can post the reference to it here so PM me and I can dig up the group name. It is not obvious.

    I decided not to do much with liens as I do not have the time for the auctions. I know some states allow sales by mail. I just decided to focus my IRA funds into notes as I was less time intensive.
