    The seller has zero feedback, I would be wary of that.

    My concern would be that only a quit claim deed is offered. You would get "all" of the sellers right, title, and interest in the property- which may be none. If he does in fact own this property, why offer only a quit claim deed? He should offer the same deed he received.

    Be sure to research the title and lien situation before buying!
