Arkansas Tax Deeds

am considering purchasing some negotiated tax deeds in Arkansas. I understand that their is a 30 day redemption and that it the tax debt is not settled by the owner before that period of time I would be issued a limited warranty deed. What I do not understand is the 2 year litigation period that is tied to the property from the date I receive the deed.

I have several questions.
1. Can this process be sped up in any way?
2. What rights do I have with a limited warranty deed?
3. If litigation is brought on the property, whom do the laws tend to favor in Arkansas?

    Hi,

    1.) You can speed it up by going to the old owner and getting a Quit Claim.

    2.) Just a guess. A Limited Warranty will not guarantee title back in time forever, like a Warranty Deed. It could also have limits stipulated in the deed.

    3.) The original owner. Ask them in the State sales office and they should tell you the same thing.
