Why dont you put your efforts towards contacting "Absentee" owners? You should start with a letter, followed up by a phone call and then a cash-offer.
I would also recommend pursuing pre-foreclosures in your area. You can do this by delivering a cash-offer to their doorstep!

Thanks Jeff. Out here in Jersey that's what the sheriff's list consist of. Preforeclosures. I guess that makes perfect sense as far as absentee owners. Have you had much success with that?
