Troublesome Tenant

ahmedmu profile photo

I have a tenant on the second-floor. He gets drunk and/or falls asleep in the bathtub and floods the floor, walls and the ceiling. I have to spend money to fix up those. How do I hold him responsible for his action? or should I evict him?

Check your state landlord law, but here in CA if a tenant is causing substantial damage to the property (ie, beyond normal wear), you can serve them w/ a non-curable 3 Day Notice to Quit. In my personal opinion this guy sounds like a liability and I would get rid of him. It has taken me 4 years, but I am now a tough landlord. Its sad, but you have to be tough. Maybe someone from CT can help you with specifics. Hope it goes smooth,
    Aaron
