What should the beginner be on the lookout for?

Subto would be better than some other forms of REI because of the limited funds needed to start.
To cover yourself, make sure that you will have the ablility to make the payments should any problems arise, and possibly obtain financing for the property (easier with the deed) in the unlikely event of the loan being called.
