How Do You Submit A Subject2 Offer Thru A REA?

Most of the sellers on LI, are convinced that they must list their houses in order to sell their houses, once they miss payments. Well, the houses are locked into a contract with broker then left on mls for a year or more. How can I submit a subject to deal thru the agent and help the realtor to be secure of payment? Should I offer to pay commission, if so how much? Is there a suggestion on the form to submit?

    What I meant was that the unethical agents do not submit the offer and verbally reply that the seller is not interested. But I understand your point, have them send you sellers acknowledgment of the offer signed. Okay, you got that!

    I have not done a subject to but have done lease purchases and it seems to me that you could compensate the REA in a similar way. Partial payment at execution of the agreement and the rest when it closes to the new buyer. Just spell it out in the subject to agreement.
