Short Sale Veterans - What Do You Include?

For those of you that have been doing short sales for a long time:

What have you found to be the most effective things to include in the short sale packet you send to the lender?

Are there key things that you have found make a difference in thier acceptance of your offer?

    Yep pay all cash to close within 3 days AND before the trustee sale.

    This really grabs their attention BIG TIME.

    It now just gets down to the price and believe me they will negotiate.

    Once they take the property back at sale it is at least 4 months before they get their money AND at least 15% cost.

    So you have no less than a 15% lever and I go for 25% with an all cash offer to close BEFORE the trustee sale........

    skidoddle, that is some great advice. I've done the short sale game with Cash, and without cash (30 day closing, allowign time to finance), and believe you me, the banks salivate over the hard green stuff.

    Short Sales are a hard money game.
