Short Sale After Divorce?

I met with a lady today who's house is in foreclosure. She got a divorce about six months ago. In the divorce settlement she got the house which was originally in her husbands name. The house and loan is still in his name. I cannot talk to the lender because I do not have his signature.

Does the loan transfer into her name after the divorce?

She was not able to refinance because she has bad credit.

If I send the lender the divorce decree will they discuss the loan with me?

Who's credit is at stake? His or Hers?
