Newbie With A Question

Ok, here is the deal. I was fortunate enough to be in the right place at the right time. I am realitivly new to real estate, but I have just hooked up with two buddies of mine and we have unlimited funds at our disposal, plus our own construction company to do repairs, and have formed an LLC just to do real estate. As far as I know we have everthing in line such as Attorney,title companies,appraisers, and so on. Now all we need to do is get some houses. I was contacted by a real estate Agent, and she was telling me about Short Sales, then I found this site. I have my doubts about working with agents, but my question is, would it be beneficial to use her to do our short sales, or should I stay away from Agents? Are NOD lists the best way to find leads? Also, any other advice in getting started would be greatly appreciated, we have all we need except the most critical part, experience and houses. Sorry for the long post, looking forward to some responses :-D

    Brokers' agents are duty bound to represent the best interest of the Seller.

    Oftentimes, that is in conflict with the needs of the Buyer, especially during a short sale negotiation.

    Best to fully understand the process.... then see if the "agent" knows her stuff and... use her to your best advantage.

    I have used my broker in several transactions esp. since I'm not paying the commission.

    I have found deals in the MLS, driving around, NOD lists, word of mouth.

    There are several REI/GC/Money people here that have done the some partnership as you, and seem to be doing well.

    One does basically nothing but condos bought at trustee sales.
