When you say your are mailing what basically is the content of your message to folks in default. Remember they are pretty well bombarded with cards and letters.
What are you doing to separate yourself from all the others?
In my experience a quiet title action is required to get title insurance. This will cost $1,500 to $2,000 per property and take roughly 3 months if all goes well.
Please let us know if you pursue the other deal, and if there is an alternate method, OK?
Tax title services is expensive. They are a little faster than a QT but they are on par as far as prices go and in one case I know of were more expensive.
Your other option is to find the pevious owners and get Quit claim deeds. I have done just that in many instances.
