How To Approach People With Notice Of Default By Phone

After finding people who have received a notice of default, I want to contact them by phone to see if they are interested in getting the property off their hands via a short sale. Please advise me on a script that you all use when contacting homeowners by phone. How do you start off the conversation so as to least offend? What did you say? Please advise.

    Hello ShortSalePro...I am new and please be patient. How do I know if a short sale is indicated? What other "tools" should I have in my real estate toolbox? I have searched the archives first but could not find the answers to my questions. Thanks in advance to your reply.

    Couple things... your post "signature" has drawn some complaints as being a disguised advertisement...so please tone it back, a bit.

    Your post stated that you were going to cold call and see if they wanted a short sale...

    My question to you: on what basis can you eevenb broach a preforeclosuyre unless/until you know what they owe, what the home is worth, etc.

    You may end up putting your foot in your own mouth pretty early on in the process.... patience. Listen, reflect, analyze, and in your own mind decide what technique would be applicable.

    I dont know exactly what you are looking to do, but in the financial side - if he is looking to finance and the credit scores are not where they should a "Bank" or lender will go up to 65% LTV maybe 70%LTV REFI or purchase (Hard Money)
