Banks Not Cooperating

I have currently 14 short sales going on...not closing on them. The banks are not wanting to even negotiate or counter. The want exactly what the BPO comes in and frankly do not care if the homeowner files bankruptcy. One today was Countrywide. I believe I seriously need some guidance on how to deal with loss mitigation and what to say to get them to at least counter. Please help!!

    In California it has not been until the last couple of months since we have seen lenders budge. I guess the inventory is building. Even Countrywide is talking now. Once we got someone that was not in India. I guess it is a matter of your current market. And yes I know Florida has plenty of foreclosures.

    If there is a lot of work to be done yes. Just got one accepted today at 66% LTV. Option One
