    2-3 months , if you're lucky to get them to short sale. On two occassions I had to send in authorizations to open correspondence at least 4 times before they would acknowledge they could communicate with me. Then one month before the scheduled auction date, they pull the plug and say they will not short sale, and will not settle for less than their full payoff--by this time they have already added 7-10K to their costs because of their delays. So my advise would be to move quickly and call them frequently to verify their intent to short sale, and get a payoff at the very beginning since you may want to bypass short negotiation and just pay off the balance before it is increased by their delay tactics.

    While I'll agree that there is always a bit of luck involved... if you 1) prequalify the short sale candidate as having potential for short sale consideration, and 2) follow up the mortgagor's application with your own comprehensive and compelling Proposal as the basis for negotiations... you'll usually have the attention of the
    deciding individual.

    We've had luck getting Wells Fargo to discount 25%. Count on at least 4 weeks.
