Seller Concession For Closing Cost And Sale Price

I was wondering which price would appear in the comps if a particuler property was sold with seller conncession towards closing cost. Will total price appear or true price(price after concession) appear on comps.

For e.g if property "A" was sold at $100,000 and seller agreed for seller concession of $3000 towards closing cost. Now after the closing will the comps show $100,000 or $97,000

    Thanks getgoing. Thats what I thought it would show as. I have this agent in NJ who is tell me other wise. Is any body here how it works in NJ.
