Please Help Evaluate First Retail Venture

I own several multi-family residential properties, but this is my first venture into commercial retail deal. This property is also unusual because one of the businesses on site is owned by the seller and is being sold together with the real estate. If this business was not involved in the deal, I would evaluate this property similarly to a multi-family property, taking into account the additional traffic, economic, geographic factors that affect retail. My question is how do I structure analysis of the numbers to see if this deal works?
