Automotive Tenants

I have an opportunity to put up a building to house a number of automotive businesses, mostly automotive repair shops of one type or another. Anybody ever done business with automotive tenants, and if so, what were your experiences?

    Although second hand (the owner was a good friend); the idea is positive.

    One of the unique aspects of consumer service business is that if a consumer has a good experience and decides to come back - even after the shop you were renting to closed or moved, they will commonly go back to the same location - however the flip side is also very true - if they have a bad experience, they may not give your new tenant a second chance.

    If you do this investment, you'll want to be sure to address customer satisfaction as part of your leases.

    the only other aspect is hazardous materials - oil, anti-freeze, etc. have your local zoning dept help you establish good policies to deal with this concern.
