Vinyl Siding Vs. Wood Siding On Rehab?

I am about to buy a small frame house (approx. 850sq. ft.) to do a little work on and rent. the exterior of the house is the original wood siding in most places, but someone started putting shingle siding over that and stopped. the rest of the house has peeling paint, and the very bottom is pretty rotted in several places around the house from water. I was wondering about just covering the house with new vinyl siding, and how this would effect the value relative to the cost of materials. It seems like this would go much quicker, and the finished product with the siding would look nicer than scraping and re-painting the house. thanks for the help.

    IMO - fix the rot, cure the water problems and then put up vinyl.

    I think the water rot problem comes from previous owners closing off the bottom of the house (to keep their dogs out), thus trapping moisture and creating high humidity from underneath. I thought that removing the rotten wood from the bottom of the house and removing the blocks and boards closing the house off would prevent any further rot from the moisture. by the way, what is IMO? thanks for the help jim and lacy

    I agree with JimandLacy, Vinyl is much faster and easier. I beleive in most areas it is cheaper too. Make sure you fix the rot and the cause of the moisture problem. Good luck!![ Edited by cserviss on Date 03/16/2006 ]

    I use the siding suppliers in my area ARZEE, Jim Waters Corp. They will give me th contractors discount and have a wide variety of colors in stock.

    I agree, and you need to have the underside of the house inspected. It may be as simple as "jacking up" and shimming the floor joists or the floor supports may be completely eaten up by termites and rot.

    I have seen both in old wooden houses. Levelling can be done for less than $1k, but the cost to remedy WDO damage may totally kill the deal.
