I am going to try this again since the idea got lost in the other post I had.

Now I know that if all of you rehabbers had to break things down, you could come up with 10 things that you see more than others when rehabbing homes.

What are these and what are the average ballpark prices?

    Your best 'solution' to this question is to go to the Pro desk at your local Home Depot and pick up a copy of the ProBook CD or book which will give you parts and labor costs for virtually any repair.

    You're on your own for prices, but here's my basic rehabbing plan:

    1 paint
    2. deep clean or refinish kitchen and bathroom counters
    3. replace sink and tub fixtures
    4. replace broken doors, especially front door
    5. replace doorknobs, especially front door
    6. spruce up front yard, focus on walkway plants- use sweet smelling plants
    7. replace light fixtures
    8. replace or deep clean carpets
    9. replace old garage door
    10. Buy Rold de Roos "101 Ways to Massively Increase the value of Your Real Estate without Spending Much Money". Great book!

    Haven't purchased many rehab's (yet) because the numbers haven't been in my favor but what I'm finding to be the most common items needing repair in rehab homes are:
    1. Overgrown trees and shrubs
    2. Replace / Refinish floorings
    3. Interior paint with repairs to wallboard
    4. Exterior paint or siding
    5. Roof needing repairs or replacement
    6. Cabinets - either repaired, refinished, or replaced
    7. Gutters and Downspouts
    8. Dumpster to throw out the left behind junk
    9. Lighting fixtures
    10. Repairing / replacing broken windows
