Some States Won't Let Me Fix My Own House?

I just got a warning that I better watch out what state I plan to buy a rehabber property since I am going to do all the work myself. I was told that only a contractor can fix up houses? does anyone know what I'm talking about, is there a list of which states are like this?

    I have heard if you charge for your services you may need to have a license, but you can do you own work.

    You do have to perform the work to code, if it's going to inspected.

    There are some types of work that must be performed by someone who is licensed but that is certainly not the case with 95% of rehab items that are being done.

    Here in Michigan if you are doing any type of mechanicals or structural work you need to be licensed, unless you are doing the work on your personal residence. It is also stated that any improvement that is greater than $600 needs a permit, however many people do ignore this as it is just another way for the local government to get its tax dollars. Check with the local building departments grin

    This is not a state to state thing, but more importantly a county to county thing. In one county you maybe able to do your own electrical simply by paying the permit fee, in another you may have to take a homeowners test first, in another you may be allowed to only do certain electrical work and not other types...

    Get the idea?

    Unless you are going to do rehab all across the country you needn't be so worried about the entire country and just find out in the specific places you are going to be looking at. Call the building depts in those counties.
