Rehab First Or Let Tenant/buyer Pick Colors

I plan to lease option a house that is 2/1 894 sf. I need to rehab it and was going to use linoleum vinyl tiles for the kitchen, paint the interior a "flat medium grade light beige / light brown eggshell" color and use a light beige carpet.

Would you rehab it first with "neutral" colors like above or advertise for a lease option tenant and then possibly use "their" colors?

    I like neutral colors - all my properties have been painted with the same beige/eggshell paint and the ones where I replaced carpeting have the same blue/green/beige berber carpet - not dark but dark enough with the pattern not to show every spot. Haven't had to do a vinyl floor yet but that too will be the same in every unit.

    Do not let them pick their own colors. That could be a problem for you and it will not make or break the deicsion for the L/O tenant.

    when I was in college, my new landlord let me pick the colors. Lavender in the bedroom, bubblegum in the kitchen, etc. I was a perfect tenant and none of the rooms needed repainting when I left three years later. Except that the next tenant was a guy and did not want a lavender bedroom, bubblegum kitchen, etc.

    Why create work?
