I agree that painting a property yourself is a great savings. I would have to say that the $400 I spent on my paint sprayer (mid-priced model at Lowe's) is probably the best $400 investment I have ever made in relation to time saved. I don't know why I waited to purchase one. Without it you are spending days inside painting while you could be leasing your place and looking for more properties!
You can spray a large ceiling in about 1 hour. Have you ever tried to roll a ceiling? It sucks. Then you get paint covered popcorn in your mouth...and it sucks worse.

Remember.... most of the work in paint spraying is in masking off, and covering with drop cloths. Once you start to spray it will go everywhere. The second biggest part is cleaning up afterward. Spraying itself is lightning speed.
Spraying is not always a magic pill. It's a job. If it's a rent house and everything's the same paint then load the rig and blow thru it. But, if you are painting walls, ceilings, and woodworks with the different paints, then you might want to rethink. Sure, you can use a spray shield to try to protect wood trim and windows, but shields get heavy and dripping with paint awful fast.
And if you have flooring you're trying to protect then spraying your baseboards ain't gonna work without a whole lot of care. And watch out for when you spray the walls down near the baseboard....the force of the spray will blow your dropcoth or plastic AWAY from the baseboard and you'll have paint spray on your floor.
Take your time and work judiciously. My biggest temptation is to spray spray spray. I've had some powerful messes to clean up.
You can spray out your closets in 1/20th time, with little masking. That's always a bargain. Everything else you gotta develop a technique.
After reading this post I purchased a paint sprayer. I had two guys I work with painting my rehab. It was taking them forever to paint the exterior. They were having to paint on two coats and the siding was having to be both brushed and rolled during each coat. It took them two days to paint half the front and one side of the house. After buying the sprayer and after taping up the windows it took them one hour to spray the other half of the house and touch up the entire area they had already painted. Best money I have spent so far for equipment. I bought a sprayer from lowes with a 25' hose for less then $200.00. I will save this plus more off my labor cost. Paying by the hour.
