What Comes 1st?
I need some advise. I have a possible contract on a house, assessed for 49K owner asking 50k... since I first looked at it her daughter was staying there and created quite a mess. The bathrooms (2) need updating and the kitchen, which is in the basement and in poor condition now, I would like to move upstairs. I am looking to rent it out for a yaer and then sell. Or just sell. What should I get 1st, 3 estimates from contractors of how much the work will cost, then I could re-negotiate the price? Or should I get an appraisal or home inspection??? Any help would be nice.. Thanks

The comps I posted are public record comps.... I would also call a Realtor in your area and give them the neighbors address and have them send you the MLS comps an it...
Youre wanting SOLDS, Sale Pending and active listing as well as expireds...

I Emailed him and he emailed back the listings of recently sold. Looks like now I need a good contractor.
Anybody on the forum using zillow? ite seems to be in beta test stage. Put together by the Expedia guys.
Ran across it and checked it against current appraisals in central VA and found it coming in low here. Interested in comments from other areas.
