Locating Telephone Numbers

scope1201 profile photo

I have found a few properties that I am interested in rehabbing but I need to contact the owners first to see if they want to sell.

Is there a good way to get the number if it is not listed? I cannot find anything but those pay-for public record sites. What is the best way of contacting them?

Also, what is the best way of finding potential sellers? Driving neighborhoods? classified?

Knock on doors, contact neighbors, contact people with the same last name (relatives?), send a certified letter, etc, etc

How do you go about approaching the situation when you knock on the doors?

"Excuse me, I am interested in purchasing your house"?

Is there a charge for each search? Have you found this to be reliable?

Takes a little gumption, but that's pretty much it. You might want to prepare a little speech ahead of time (not that you would quote it, just be more prepared).

"Hi, my name is ... I buy real estate for investment purposes and I was driving by your house and wondering if you might be willing to sell your house. Are you the owner? Can you tell me how to contact the owner then? Could I call you back in the next day or so to ask you some more questions about the house or come by and take a look inside?

    Thanks."
When you were a youngster, did you ever go house to house selling things like magazines for school? Pretty similar, just you are buying instead of selling. It really isn't that hard.

First I would check the public record and see if the owner lived there gby finding out where the tax statement is mailed. THe renter might not want you to ruin his deal smile
