We got a lead b/c we are friends of a friend. We offered to put a contract on a Rehabbers place before the job is complete to get a good price. Rehabber is "doing" us a favor and asking $190K vs $230K that he was intending on selling it for. We already have a group of doctors/attorneys very interested for $245K. Should we do an assignment or double close? He will probably be pissed right!

    The seal underneath the toilet bowl probably leaks, sewer gases. IT NEEDS TO BE REPLACED. Seal is wax costs about 3 to 5 dollars and all you need to do is turn off water to commode or tank, remove water inlet pipe coupling then remove two to four bolts from the commode at floor and remove water from tank, then remove commode turn upside down, remove old seal, replace new seal and reinstall in the reverse order you uninstalled. 30 minute to 1 hour job for non-pro, Cost of plumber pro....HOW MUCH YOU GOT?

    One other thing you may have not related to above is the soil stack or re-vent has a leak but that is probably uncommon. Do your drains in sink in bathroom have water in them after bowl is empty, they should as that stops the sewer gases from entering thru there same with all sinks and drains and the commode is actually the same setup just looks different.

    I was wondering if it stinks or just smells like urine?
    If urine, I would get out my trusty sprayer bottle, 1/5th bleach, 4/5th water and spray everything on, around, behind, under ... the toilet area, flooring, sink, tub ... Let things soak in. I would also pop off anything that pops off and soak them in bleach solution. Take the toilet seat off and saturate fittings.
