do most hard money lenders require you to use an appraisor of THEIR choice?



where have you had success finding private lenders?

    I am right up the road from you. There are many hard money lenders here in central florida and they all have different guidelines. I really try and steer clear of hardmoney all together, but many people have been using KSC and said good things. Check around w/ subprime lenders for more contacts

    The new hud reports are a joke. The last house I was in had fuel oil furnace and the report listed it as natural gas. Another house said that the water lines leaked...My guess is it was because the water meter had been removed!

    Cream (NOT white) w/ dark navy, dark burgandy, dark teal, shutters+door. Trim should be cream or white.(match gutters)
    Light cocoa w/same colors.
    We have been buying new construction and these are nicest look for both open areas and wooded areas...
    Roof best medium grays/tans...

    Earth tone, with white semi trim. Always go with a lighter trim is my motto

    I read somewhere that yellow houses sell quicker than any other color. I would use a yellow closest to the color of cream (very light)

    I drive the neighborhood and copy a color of a neighbors house that looks the best. Why try to think it through?

    If worst comes to worst use the color charts that Glidden or Behr puts out.

    They spend a lot of money for professionals to come up with eye pleasing combinations.

    Additionally you can take pictures of properties that you find attractive and then copy them.

    I use the same colors on the interiors of all our rehabs. I usually we paint very few of them any more.

    A lot of what you do will depend on your local market. If median home prices are 60-80K then you will paint more than in markets where median home costs are 200K and up.
