Code Violations = Cheap House?

nwflbeachbum profile photo

I was looking at a rehab that someone else was doing in a real nice area of older homes and drove one block away from it to find a house boarded up with a city code violations sign in the yard, I took down the owner info and tried to find a good phone#, the # I got was a different address which happened to be right around the corner from the boarded up house, I called and got no answer, the info I pulled up on the internet showed the owner as a Ms. and approximate age of 88yrs, I plan on stopping by the home address tomarrow to try to find out if this owner is alive or what, My inkling is that the owner may have passed away or is in bad health or in a home and there is nobody taking care of her affairs. Will they tear down a house for code violations if it is held up in probate? How do I find out if the owner deceased? The date on the posted sign was 18 Aug and required the permits to be pulled for the repairs in 60 days from then, and work to be completed in 120 days. any ideas or suggestions? Thanks, Joey

check with the city office which put the sign up. They may be willing to give the info you need .

I will try that in the morning, But, the sign that they put up had an older address for the owner than the one I found myself, I assume they havent made contact with her or her heirs about it.

THis is not a time for meekness, real opportunity is at your feet. Go to the address you have and if no-one is there talk to the neighbors. If there is a mom and pop store in the neighborhood inquire there. Someone will undoubtedly be able to give you some directions.

    Luck!

Found the owners today, Not Selling!!! The code violation ends up being for the seperate garage, not the house, they already have permits being pulled for it.
Oh well, I will find one yet!

    nwflabeachbum,
You did the right thing, and most of the time, codes houses =cheap houses. Get to know the codes director in your city, and they will give you the codes list if it is not on line.
Keep beating the bushes, they are out there!

    Prosperous investing,

Thanks for the responses, I am still going this route, I figure it would make good re-habs for flipping or holding as rentals. I am excited about the opportunities prvalant here and trying to find my "niche" market to work in.
