Adding Bathroom?

I have bought a home with 1 full bath. I can add a half bath in the basement by running the drain pipes under a raised floor (between the floor and concrete). I'll put the bathroom in a storage closet. The room I thank was built for this purpose.

How much money do you think I can get back for this add on?

Is it worth the trouble of adding a new half bath?

I can do all the work for myself. May take a couple days and cost around $500.00.

It is a 3 bedroom and 1 bath home.

    I'm not sure if you're looking to rent this house or sell it, but the half bath, if you can do it yourself for $500 should be a worthwhile investment. If it is a rental, it may get you a couple of bucks more but should at least get it rented more easily.

    If you're selling it, it will definetly have the same effect of getting you a few more bucks than you spent and will probably help to sell it faster.

    Is it going into a finished basement?

    if you adding half bath for the purpose of resale it will increase the value well in excess of the $500 you will use to install. it all depends on the quality of the install if it looks like it was there when the home was built or blends according it will bring you a nice profit but if it "stands out like a sore thumb" it can hender the value or turn buyers off to the sale..........kenmax

    Any rehab that is to have value should be done well and look professional even if your not..
    The raised floor is a little troubling, what about scoring the concrete and tying into the sewer, or getting a sewer ejector and installing it? you might have to spend 1K-1500 to do it this way smile

    The room already has a raised floor. Why I don't know. The basement is finished. The theme is "country western Bar scene" really nice. With the other side of the basement with a tile floor "living room area". I think they raised the floor to get the saloon look in the basement. The floor is rough red oak lumber. But there is enough room to run a pipe with fall to a sewer line out side. Luckly I know how to plumb.

    I am going to resale the house.

    i hope you have a low line cesspool if not you will need a pump for the waste and that can cost you $500 alone..
