Where in Northern VA would you suggest us to look
for the purpose of investment. smile

    There are a few members in TCI from NoVA, and each probably has their opinion. I have two properties in Fairfax County and one in Prince William County. Fairfax is closer to DC and generally a little pricier, all things considered. Arlington County and Alexandria City are probably the priciest for all types of property due to their access to DC. The downside is that their appreciation is lower percentage-wise lately.

    Loudon County, which is to the west of Dulles airport is the fastest growing area in the US by some surveys, so if you are looking for a quick pop, that might be for you. If I were looking for a longer term hold, I would buy in Stafford, Fauqier or Spotsylvania Counties or Fredericksburg. Price is still fairly low compared to the beltway counties and cities, but they are growing fast and business is moving into the area.

    guess best thing to do is separate the two; 1) treat him as a tenant with a regular lease and 2) hire him as a contractor for the work with a 1099?

    You should address the WC situation, at least within your lease and/or contract for the work. You should consult with your attorney to ensure you have addressed this exposure...
