Upgrade Schingles Roof Is Worthed?
I am buying a rental property with base price $112,900. The base roof is schingles 15-20 yrs. The builder offers upgrade to schingles 50 yrs for $1500. I plan to keep the house for 20-25 yrs. Is it worthed to upgrade the roof? The property is out of state. I figure that it's probably less hussle for me to put on better roof now. Besides I can dump the upgrade on my mortgage. What do you think? Thanks.

Didn't you answer your own question? If you plan on holding the property for 25 years and you only get 20 year shingles, then you will have to re-roof before you sell. Seems a no brainer, get the longer lasting shingles.
