Tenant Threatening To Deduct Repair From Rent

One of our tenants calls mid-morning and leaves a message on our machine telling us that the sink is leaking, (which she placed a bucket under for the time being) and if we did not come and fix it by the following day she was going to have it fixed and deduct it off the rent. How much notice should we have to repair and can the tenant do this without our approval confused

    * Some areas have different rules and laws when renting in your home. They know that the safety of the owner must be taken into consideration.

    * I have a friend who had a huge home in Arlington,Va. She had NO problems with renting a part of it to 1-2 med students, interns, grad students who where working/training at major DC area hospitals/etc. Always worked out well, but she was very clear about what her expectations were before they took the lease! They loved her and the situation (and were gone a lot). I suggest you help your friend find a local hospital, university, or govt contractor that has that type of need and create a win/win. Oh, she kept it nicely but minimally furnished.

    I have done this. You need to be a tough SOB. It can work and you should be prepaired for any trouble and be a good judge of character.

    I was working on a 32 unit motel deal where studios were getting 150 a week and 1 bedrooms were getting 200 a week. More than half of the tenants had been there over 2 years...and you wonder why people are poor.
