I'm partial to Management Plus for Windows by American Computer Software. Yardi seems to be the most popular one for apartments with 200+ units. I think it's too expensive if you don't have at least that many. If you've got a 4 plex, many people here use a combination of Excel and Quickbooks. Rent Right and Tenant Pro might serve your needs also.
