1 cabin for sale boasted 2006 cabin -June to Dec rental $26000 -400k price. Has anyone looked at renting these cabins out and paying 40 percent to a managment company and making the mortgage and expenses and or positive cash flow? want to put 10 percent down and finance rest.     Agree with the last post. States regulate how much you can collect for a deposit. However, if you are doing a Lease Purchase you can collect a down payment rather than a security deposit and state if the buyer decides not to purchase this is nonrefundable. I did this on one of my SFH and it worked well.

    I also agree that SFH are desireable for pet owners. You could colleft an additional pet deposit on top of the security. Also, SFH are very desireable depending on the area. In some "challenging" areas where very few of the population can afford to buy a house or their "dream", they rent their "dream" which is often a SFH.
