How easy or difficult is it to get rid of a S8 tenant?





I decided I do not want to deal with S8 anymore. Her lease will be up and I do not want to renew. Going forward I plan to rent to non S8 tenants only. I am finding that dealing with these people is a pita, and dealing with the housing authority is worse. They dont return calls, lose paperwork, my units always fail inspection (they always find something wrong - this time is was my window screen that had a hole the size of a dime). I have had incidents of rent abatements where they dont reinstate for several months even though they should have, and it takes a half a dozen calls and getting bounced around to numerous people to finally get the rent reinstated. Its just not worth the hassle anymore - I really dont care if the rent is in my box on the first. Maybe there is a way to deal with them and I have just not been successful........any thoughts?

    I make it a habit of doing a safety inspection every 6 months no matter what. I send a questionnaire ahead of time asking for a list of repair items, then inspect and fix all the problems. This has helped me to minimize problems that could turn into big problems. Only takes a few hours and tells the tenants I care about the place and making repairs timely.
