Question About Accepting Rental Applications....

How do you all handle this?

I plan to have a showing of the property this weekend and have everyone show up at once. I will pass out the application and receive the $35 application fee from everyone interested.

Do you have them all mail the application back to you or do you wait there until they fill out the application and then hand it back to you?

Do you interview them to go over their information???

    If they are ready to fill out the application there DO IT! If they want to talk, start with the first and end with the last (might as well get all the information you can). Before taking applications make sure you have all the important information and that it is SIGNED, discuss what you look for FIRST. Take the application fee for every1 that applies (cash or certified funding). RUN THE CREDIT AND BACK GROUND (quickest way is online). Review each one PICK THE BEST (decline the rest in writing, never discuss what you found on them EVER you are not a credit reporting agency. (Follow equal housing guidlines).

    Depending on your area, low income properties it is pointless to do a credit check but regardless of area you need to do (1) Sexual predator check (2) Small claims check (evictions) (3) Outstanding warrants check.
