i currently bought some investment properties and i was wondering what is the best procedure for selecting a GOOD tenent? Any advice would be very helpfull.. :-o

    Income varifications, credit checks, references, previous landlords, etc.

    I even Google their names as an added precaution. One time I Googled this guy's name only find out he'd been charged with rape.

    But in the end (after you've performed the obligatory background investigations mentioned above), always trust your gut.

    Defeinitely check their references. The landlord previous to their current one will let you know how often their payments were late and how clean the place was left since they've got nothing to lose. Calling employers is always a good thing as well.

    I got burned on a rental scam. I was being to greedy and didn't listen to might gut. Dispite doing all the above, it turns out I wasn't rent to danny lee randel. He was the victim of ID theft. I was renting to a con-artist, and it cost me ~8K in < 2wks.
