Lease Contract

Where is the best place to get a lease contract in TX. There are lots of them for sale on the net and in Bookstores - but how do I know which one is the best or right one for my situation?

The property I just bought came with Tenants - all on a month to month. I do not like the lease that the former owner used and want to have the Tenants sign something new soon. I'm also going to be raising the rent when I do this. Any advice on how to do this and not upset people so much that they move?

Most of my Tenants speak Spanish only -no English. I do not speak any Spanish. I had a friend type a letter for me in Spanish telling the tenants that I am the new Landlord and that rent is now payapble to me. I also told them that there current contracts are still in effect from the previos owner. But I leanred that many of the Tenants could not read in Spanish either, so they do not know what it said.

Some of the Lease Contracts available are in English and Spanish - should I use one of these? Or just use one in Enlish and ask them to sign not really knowing what it said. Suggestions...

    You can try:
    You local library...a forms book, or real estate books on landlording
    A office store ususally sells blank forms
    Your local Realtor cna provide you with a TX Rental agreement approved by your state Bar Association.

    There are Lease Forms available everywhere - so how do I know if I am getting a the right one, or a good one?
