How To Price In Amenities?

Hi there,

I was wondering what would be a general consensus on pricing rental amenities. I need help in comparing some rents in the area but I would like to know for example, how much rent shoudl I ask extra if I provide for example: Washer/Dryer. Please see the list below. I appreciate your experience with this. Thanks!

Washer
Dryer
Stove
Dishwasher
Fridge
Garage
Basement
Central Air
Air Conditioning
Paid Gas
Paid Electricity
Paid Water
New Carpet
New Paint
Pool (think apartment complexes as well)
Backyard
