How Do I Handle This?

I have a 5 bedroom house that I am renting to college students. They are on a year lease that ends in May. I received a call from the police today saying that they have been called in to break up parties and fights the last THREE weekends.

I have many concerns.

Am I liable for any injuries?

Can my house be seized by the police?

Is there a way to evict these students? I do not have a no party clause in the lease......not yet.

Do I really need to worry about this, or is this between the students and local police?

    Dear Collegefund,

    Can you get a copy of the police record on the calls? That should be evidence enough for me to take action if they were my tenants.

    Tenants should never be allowed to disturb the peace.

    CollegeFund,

    In my area if the police are called out for disturbing the peace, you can evict. I do not recall the actual term on the court papers, however it is there and you do not need to have a clause in the lease.
