I don't know in which forum to put this question, as I don't see anyone talking about it, but do any of you veterans pick up property through probate? I read an article on this site about a gentleman who has materials on this and I was wondering who has done it and is it worth the effort, Bob

That is one of my largest sources of distress properties. Current deal is a probate w/o court confirmation.
If you don't ming learning the legal hoops one has to jump thru, I think it's worth checking out.
It's amazing how many (my mom included) older people don't have estate plans.
I have heard that http://www.diamondfarming.com is an inexpensive (comparatively) probate course with excellent support.
You might want at least email the guy as I know he responded to my questions when I was looking into this area of real estate in the past.

If you don't mind me asking, how did you learn the ins and outs of aquiring properties in probate? Bob
The broker I met had an interest in it and creates a weekly "distressed" property list which he emails to clients.
I followed thru on one which was a mold mess here in San Jose., and it was over bid at the court.
Silients observation and asking alot of questions.
the big deal (to me) is does it require court confirmation or not, are the heirs friendly and will they let you in the property, and remember most times you'll be buying "as-is" if that's a concern.
Other than all that it's a std. escrow. (at least here in CA)
