No Money Or Near To Nothing Down

theres a property for sale at 1.8 mil that appraises at 2.4mil (hes selling it to get rid of his partner and fast sale) grosses 240k but can be easily raised to 288k a year. what can i do to get this finaiced with as little down as possible. owner doesnt want to hold a mortgage
