smaller region backs or niche lenders see more willing to listen.

SBA is an option, but I haven't had any luck there, as you have to partner w/ a lender and the SBA provides the gaurentee.

I have had a very difficult time findinglocal back proticipating inthe CAPline program.

Good personal credit and banking history w/ the bank can help too.

    Thanks.
I would like to market to banks in order to get property/note leads. What's been your experience?

    Not good.

Most of the banks I have called, said here's the broker that talks to the public, we don't sell direct.

The exception to this was apts and other commercial property, where there were interested in interested parties.

I did have some luck approching a credit union, but the peoperty had sold again.

I think it might be w/ smaller "niche" bank's you'll have a better chance.

Thanks. I had made a relationship with one bank by accident. I'm looking to add others to my lists. I will start by trying smaller banks.

If you fell into a relationship with one bank, interview them to understand why they found your services interesting. They might even be able to make referrals to others in their field.
