    An appraisal compares your home to homes similar in type, sq ft, neighborhood, etc. Some of the things that may make one home appraise higher than a similar home down the street would be first and formost... the structure, foundation and exterior condition. After that would be improvements, age of mechanicals, special amenities and curb appeal. Location is something that will affect the appraisal but there isn't anything that you can do to change that. Anything that modernizes the home and brings it's appeal up to todays standards will increase it's value. If you want a higher appraisal focus on the things that will make the home seem comparable to a newer home in the same category.
